Cooling Tower Inspection and Cleaning

Our engineers will conduct the routine cleaning and inspection of the six main cooling tower cell condenser water basins (towers and system).

The condenser water system serves both the base building central plant air-conditioning system and all water-cooled air-conditioning units except for any tenant who has their own standalone cooling tower.  During the routine maintenance on each of the two cited dates, water will be emptied from three of the basins each time for the routine cleaning and inspection.

Items to bring to your attention regarding the upcoming maintenance: i) Condenser water is scheduled to remain available at all times for any water-cooled unit connected to the system and ii) Base building overtime HVAC will not be available during the scheduled maintenance period in order to maximize available condenser water for all tenant water-cooled air-conditioning units.

In addition to the above, on or about September 8, a measured amount of cleaning agents will be introduced into the system to assist with the pre-cleaning of the towers and system as required under the guidelines created by New York State and New York City via Local Law 77/2015.  The primary agent is Peroxide which may invite microbiological growth to become suspended and in some cases require strainers to be cleaned.  We recommend you consider discussing with your maintenance crew or full-service maintenance provider about this action so collectively arrangements may be made ahead of time to minimize any emergency service calls.  The cleaning agents are only required to be introduced into the system before the initial work on September 10.
